As for needing a separate modem--- nope! EPB supplies the ONT, which feeds directly into whatever modem you choose (or heck, you could even choose not to use one). That'll do fantastic wired and really good wireless. For that price, it'll work great until more 8011.ax gear comes out. For most 2000ish sq ft homes, it should work great.

If the house is larger than that and NOT wired up for ethernet, then I'd potentially consider a mesh wireless system like the Netgear Orbi.

If the house is wired up (and large), mesh routers, and would look at putting in an Edgerouter 4 and several Ubiquiti access points.

here's the steps:

  1. Buy a decently cheap router on amazon, spend anywhere between $50-100. Link below
  2. Go to spectrum in slo and sign up with them. It's the best wifi in SLO and is month to month so if you move or leave you're not in a contract. Tell them you have your own router so you only need the modem.
  3. Have them (spectrum) set it up for you if you're not great with tech, they do well enough. They can show you how to access the router waygate from your computer, this should also be in the little booklet that comes with the router.

Ok I'm sorry but I'm gonna be that guy. In this situation, Ryzen is totally the way to go. Get a cheap Ryzen 5 1600 AF for $85 with a B450 motherboard, that combination is better in modern games than both of your two options and cheaper too. Also no use spending money on outdated platforms with no upgrade path (the 4770). That way you can maybe get an rtx 2060 or something for better GPU performance.

These are some things I would do to ensure your ping is lower.

  1. get your own modem if you don't have one already. I don't know what kind of internet you have, so I can't recommend a modem to you.

  2. have a router that is separate from the modem. Something like this would be good for someone who just wants a setup.

  3. Be physically plugged into that router. Ethernet will give you a more stable connection than wifi.

400 sq ft?

40 sq ft is like.. a small closet.
400 sq ft would be a small apartment, but since it's two floors, it's actually closer to 800 sq ft.

So, you could go with something like this Netgear Nighthawk.

On the less expensive side, but I can't say how well it would do when dealing with upstairs as Wi-Fi in general doesn't go between floors super well. It might be enough, though, if placed correctly.

I can't really make great recommendations on consumer routers. I haven't used one in a few years, so I don't really keep up with them.

This router is $64 now with the coupon, it's highly regarded. It's worth considering if your router is mediocre for range. The router I linked has a big range and might work well for you. It's super easy to set-up too. Not sure if it'll fix the problem, but it's another option to consider.

New setup

I'm moving into a new apartment soon and am buying a modem and router to go with the xfinity internet. The plan I've bought is nominally 200mbps max and the combo I'm considering is

If that's the case, then something like this would work. However, that router only suports 100Mbps on your local network. I think spending an extra $30 on this instead would be better if possible.

You don't need to even ask. Verizon won't provision the coax port on the ONT for any speed tier over 100/100.

Your 200/200 will be 300/300, and 400/400 will be 500/500. A new router with wireless AC or AX (Wi-Fi 6) will run that speed fine on ethernet.

If you intend on connecting your devices to the router via ethernet for these things, then you won't have a problem.

If you're talking about Wi-Fi, then that's another beast altogether. Wi-Fi performance varies a lot based on your house, the environment around you, etc. so it might be tricky if you're one of the unlucky ones with weird house contruction/poor layout.

This one, which I believe is on the cheaper end at $88 (it was like $50 when I got it). Probably some improved options still around the same price or less someone can hopefully weigh in on.

In looking at my Amazon purchase history I see and now remember I also bought a separate modem, since apparently (at least at the time) the dual router/modems tended to have some issues. I pasted that link below ($63 now, $30 when I bought it).

I have a 6 year old Netgear N600 'n' router. It still works but I am considering replacing it. Would something like the Netgear AC1750 be a noticeable change? Trying to stay at the $100 or less mark, so the TP-Link AC1900 or the Linksys EA7500 would be other options.

Is one of the 3 superior?

Update! Purchased the Ac88u, Like people said I kept the last one this long and definitely got my money out of it.

My WiFi isn’t crazy speed but holy crap the difference from what I was at to now lol. And I was wondering why 4K was so inconsistent in the living room

After building my first pc and putting it in the living room now I have to use WiFi and wow I didn’t realize the turtle speeds I’ve been dealing with on the Roku until trying to update mount and blade 2 on my pc.

I can almost guarantee it’s the router because it’s an old Betty I’ve had for a long time. It’s a WRT54G I think like v3 lol

The modem is a Netgear cm500 (I own this as well, got suckered into renting from an isp years ago)

I have little knowledge when it comes to routers and don’t want to end up buying a crappy one.

Looking to spend around $60 or so and it doesn’t have to be brand new if there’s a good one that I could probably get on Facebook marketplace or Craigslist feel free to recommend it.

Unless it would be wiser to just get a modem that has built in WiFi.

I believe the internet plan I pay for is only advertised up to 60mbps so I don’t need anything groundbreaking

I live in an apartment and the cable has to come in through the bedroom. Modem/router would be about 25-30 feet from the computer in the living room.

Total devices in the house would be 2x phones, Roku and the computer

I don’t really mess with online gaming but I do download mods and get I bored easily so I’m always downloading a new game lol
