Advion works wonders on getting rid of roaches fast. We live next to some right filthy pigs, as well. It's been a four year nightmare, but at least our side is bug free. The bait doesn't smell, and you'll notice the bodies piling up by the end of the day. It has a super fast knockdown rate.

For palmetto bugs you are going to want to spread boric acid near where your water heater is and around your balcony doorway (assuming you have a balcony).

I was looking for this recommendation, but I will also add: do the due diligence on the other stuff first. Place your order for Advion, but get the caulk, tape, or whatever other highly rated suggestions suggest and get to work on those before laying the bait. Seal the holes. Fill the cracks. Make sure everything is clean and clear, and then get to work laying down the stuff. I once moved into a place and hadn’t seen a single sign of roaches. The night I moved in there tons of them. So much so that I was about to call the landlord the next morning and give him the keys back, even if I was out about $2k. Ended up buying this paste/gel type thing and it worked wonders. I really like this stuff - Advion Cockroach Gel Bait

I was looking up the link to give you, and I last bought it in 2016 (so I really should probably throw out what I have left and get fresh stuff).
I apply it once every 9 months or so, around the windows and doors (just a couple blobs, it doesn’t have to form a barrier), and it works for a long time.
I just reapply the whole house as soon as I see one.

This is a multi-step approach. First, use caulk or crack expanding foam to fill in any gaps you might have. Next, check your pipes for any leaks. Make sure you have drain covers on. If you have a dish washer or washer/ dryer combo, stop using it for a couple of days. You can put the gel into corners, along base boards of walls, door frames, and windows. You can put the tablets on the floor next to counters and inside cabinets. Finally get some glue traps and put those under your refrigerator sand stove. You can put dabs of the gel or tablets near the corners glue traps to lure them into it.

You can also try taking two roach tablets, putting some gel in between. This makes a destructive "sandwich" which will lure any roaches to it.

Took me about a week of applying on my kitchen and living room to completely get rid of roaches. It’s been 4 months and I haven’t spotted a roach since. We take care of it for our tenants, but I think I would be a bit annoyed if my tenant didn't let me know before hand and giving me an opportunity to treat it myself. I am just picky about the chemicals we use. Some of them work well and some of them are just placebos. You also need to treat all the apartments at once or they just migrate around.

I would still pay for it, but I would request they let me provide the chemistry or do it myself next time.

Palmetto bugs are just gonna wander through old houses sometimes. I think that is just the cost of living in this city. The best treatment for that is quality door sweeps and sealing the house up as much as possible. If it is German cockroaches, you need to do something fast.

We also do an outdoor treatment involving a few different chemicals. We combine Bifenthrin and a growth regulation inhibitor called Nylar. It helps fight off roaches, fleas, mosquitoes and termites. We still do professional termite treatments as well.

Mice are harder. If you put poison out, you are likely to have dead mice in your walls. I never have good luck with snap traps. I prefer to use live traps and then bring the live mice to your least favorite local business or neighbor you are having a feud with.

To keep roaches or mice gone will require people being clean as well. If you leave food/trash out, they will come back soon. It is not all on you though, your neighbors can screw you over. This is just one of the issues of apartment living.

Edit: I just noticed you said you had warned your landlord. Yeah - you should ask for the money off your rent. Worst he can say is no.

People really don't understand how easy it is to get roaches. You can get them from your neighbor, from friends and family, and you can get them from the store. All it takes is just one to get in your house and in a matter of days that one becomes thousands.

There's a corner store and restaurant by our house with a dumpster out back... we struggled with roaches. Its my boyfriend's grandmother's house, he and his sister have brushed the roach problem off as "Grandma never could get rid of them all" like they were used to living with bugs and this was all okay. NO SIR! NO MA'AM!

Some friends told me to buy this stuff after i fought with other methods of killing these damn roaches for over a year and i was doubtful. Worth the money. Absolutely worth the money. First deep clean your place. It's a day of shitty work but it's only a day. This will greatly reduce the roaches food sources/hiding places. Then put some small, pea sized dots of this shit in the corners of your cabinets (inside and out), around your pipes under your sink in kitchen and bathroom(s), and maybe a couple along the back of your backsplash in the kitchen if you have a counter like that. Basically all the nooks and crannies the roaches like to hide it. This stuff worked wonders when I did pest control. It's a food/bait past that contains an insecticide. It attracts the pests, they eat it and return to the nest where the young hide, the adults die, the young eat their corpse (gross, right?) Most of them die. You'll know it's working if you see more little ones, the nymphs only come out when the adults are no longer bringing food back to the nest. Keep it up for a couple weeks and keep garbage/dirty dishes from accumulating and you should see significantly less roaches. I know it sucks to have a slob of a roommate, it's best just to bite the bullet and clean up the mess yourself. Maybe it'll even shame them in to being more responsible.

I lived in 5 apartments in 10 years and all but one had roaches. I didn't have trouble making my place roach free after a couple weeks. I've always use this bait gel from amazon and Ortho spray.

One of my apartments was really bad. We had some extra bait tubes and give them to our neighbors and the roaches cleared out pretty quick.

It worked wonders, absolutely slaughtered them all. I would go a day or so with no sightings and then find 10 or so dead. After a month never saw one again.

If it is as bad as you described this may not be enough but it could help.

Also there must be some level of health code adherence The land lord needs to abide by in this case but hopefully someone with legal knowledge can comment.

Those products are fine, but if you want to really tackle an infestation I have some advice. When I moved into my house we realized it had been horribly infested. The infestation came alive when we started living in the house, it had been empty, but they lie in wait...

After lots of visits from an exterminator who just used spray and traps I did some research and found the ultimate duo for long term control.

First, the best bait out there is Advion.

A few drops here and there goes way further than all the bait stations you can buy from someone like Raid.

Second, and this is the real ticket, is to use an insect growth regulator. This stuff actually messes with the DNA of the next generation of roaches (which only take a few days to come around) so that they are infertile and cannot continue to reproduce! If you use them you may notice some roaches with stunted wing growth which is a sign it's working.

They seem to be worse right now. This spray is pet-friendly (I'd take them away for a couple hours you use it, though, just to be extra safe).

Spray around all base boards and entry ways to the house. I spray this stuff once every 6 months, not a cockaroach in sight. The bait will take care of the current ones.

It's actually not very extreme. I had a mild case. A single German cockroach mother will hatch a new egg case approximately every two weeks, breeding 30-50 roaches each time. If you see a few adults there are probably at least a hundred babies you can't see. If you have American cockroaches, they breed slower so it's not as bad. The downside is that those guys are humongous and some fly so it can be chilling to deal with.

I've also used boric acid before with decent results for American cockroaches, but I don't think I would use it with Advion because it kind of counters its effect. If it's an infestation, use Advion.

I probably see a cockroach in my house maybe once every 6 months.

But its always after a big rain, and it's always a surinam cockroach that got flooded out of the yard.

I've never seen a large german cockroach in my home and maybe have seen an american cockroach twice in a decade. If you have a problem with either of these you should buy some advion gel bait:

with mice it's wait and see if any show up - glue traps - in all the years i'm here i only had a mouse once and the trap got it within 24 hrs and the super hauled it out.
